Why a property developers "Investor Pack" is the key to your success!

A professional investor pack is a document prepared by a developer or investor to “pitch“ a potential opportunity.
  
It is an absolutely critical part of being able to understand a project and receive all the information you require to get to know the developer, overtime like the developer and eventually trust the developer. Without this process being correct and the documentation being 100% complete it is impossible for this to happen efficiently or successfully. More importantly it is also essential the developer keeps themselves on the right side of the financial conduct authority (FCA), this is a legal obligation. Last but not least, it’s a massive waste of everyone’s time!

A professional investor pack should be made up of four main components:

Executive summary
Company profile
Case studies
Investment offering

It’s absolutely critical these are used as part of a compliant process, written correctly and containing specific detailed information to stay legal and not waste anyone’s time.

Executive summary
This document should convince you that it’s worth your time to get to know them. If there is no synergy here then you need to ask yourself, are they right for you?

Company profile
The company profile should expand on the information in the executive summary and give you all the information you need to do your due diligence on the developer and company, leaving you feeling that they are investable.

Case studies
These should showcase previous projects that have been carried out successfully. Detailed images and financials regarding everything from start to finish. It’s also great to hear about the things that didn’t go to plan, things will go wrong sometimes and it’s great to hear how people overcome challenges.

Investment offering
The investment offering is a document that explains the developers project in full detail. The purpose is for them to give you the answers and information to every single question that you could possibly have about the project. Most importantly it must demonstrate that their project is capable of returning your investment along with the interest or share of the profit, even if the project has challenges along the way.

This might seem like a lot of information to request, but that’s my point, you shouldn't have to request anything. If this is not presented on a plate for you perfectly through the process then you are having your time wasted.
